Florida Humidity Demands Real Waterproofing

Standard bathroom tile backer board absorbs moisture over time in Sarasota's high-humidity, coastal-air environment. Every shower we build uses waterproofing membranes — Schluter Kerdi, Wedi board, or liquid-applied systems — that prevent moisture from reaching the wall behind the tile. Dual Jurisdiction: City vs. County

The City of Sarasota runs its own Building & Permitting office — separate from Sarasota County's Building Division. A bathroom remodel in Siesta Key or Palmer Ranch is unincorporated Sarasota County, not City of Sarasota, even though everyone calls the whole area "Sarasota." Venice and North Port run their own independent permit offices too. Submitting your permit to the wrong office costs you weeks. We confirm jurisdiction before we file anything.

Permit Requirements

Bathroom remodels that move plumbing (relocating a toilet or shower drain), add electrical circuits (GFI outlets, exhaust fans with heaters), or alter structural walls require permits through Sarasota County Building Division or City of Sarasota Building & Permitting. Cosmetic tile-over-tile work typically doesn't. We determine what requires a permit at the site visit and include permit cost in the written scope.
