Kitchen Remodel

Naples and Marco Island kitchens typically run at the luxury end — custom cabinetry, natural stone, premium appliances. Lee County and Collier County permit processes differ. We pull the right permit for your address.

Bathroom Remodel

Full master bath renovation, steam shower installation, or targeted refresh. Southwest Florida's coastal humidity makes waterproofing specification critical — we spec the right membrane for every project.

Flooring Installation

Tile and LVP installation on concrete slabs. Southwest Florida's salt air and humidity affect adhesive and grout selection in coastal homes. We specify the right products for the environment.

Why construction in Southwest Florida is different

Lee County and Collier County have specific building requirements shaped by coastal exposure and hurricane history.

Hurricane Code Compliance

Lee County is in a high-wind zone. Any structural modification — removing a wall, adding an opening — requires compliance with Florida's High-Velocity Hurricane Zone (HVHZ) provisions or Exposure Category C wind load calculations. This affects structural changes in kitchen and ADU projects.

Coastal Humidity & Materials

Homes in Naples, Marco Island, Bonita Springs, and Fort Myers Beach face salt air corrosion and year-round high humidity. Cabinet interiors, adhesives, grout, and hardware must be specified for coastal environments. We don't spec the same products we'd use in an inland Florida home.

Lee vs. Collier Jurisdiction

Naples and Marco Island are in Collier County — not Lee County. Fort Myers, Cape Coral, Bonita Springs, and Estero are in Lee. Each county has its own building department and permit fee schedule. We confirm your jurisdiction before applying for any permit.

Cape Coral's Own Department

Cape Coral is Florida's largest city by land area and operates its own building department completely independent of Lee County. Permit applications, fee schedules, and inspection processes are different. We know the Cape Coral system and work there regularly.

What contractors actually navigate in the Naples market

Naples and Southwest Florida involve two county jurisdictions, a high-end second home market, and coastal construction requirements that add cost and complexity to almost every project.

Permit Authorities

  • Collier County Building: 2800 N Horseshoe Dr, Naples — covers Naples and most of Collier County
  • Lee County Building: 1825 Hendry St, Fort Myers — covers Fort Myers, Cape Coral, Bonita Springs
  • Cape Coral has an independent building department — one of the largest in Florida by permit volume
  • City of Naples: separate permit office at 735 8th St S for in-city properties

Permit Fees & Timelines

  • Kitchen remodel permit: $300–$750 Collier County
  • Bathroom remodel permit: $200–$500
  • Coastal construction review adds 2–4 weeks for properties within CCCL
  • Collier County residential turnaround: 3–5 weeks
  • Cape Coral: 4–7 weeks due to high volume — one of the fastest-growing cities in the US

What's Different Here

  • Marine-grade hardware required for all exterior-facing work within 3 miles of coastline — standard residential hardware fails within 5 years in salt air
  • Hurricane impact-rated windows and doors required on any permitted opening work
  • High percentage of second homes — many projects are managed remotely with owners in the Northeast or Midwest
  • Luxury market pricing: countertop, cabinet, and tile budgets are 30–50% higher than statewide averages

Common Project Types

  • High-end kitchen remodel — Naples (34102, 34103), Pelican Bay, Quail Creek
  • Bathroom renovation in second homes — Marco Island, Bonita Springs, Estero
  • Full-home flooring — Cape Coral, Fort Myers, Lehigh Acres
  • Garage conversion ADU — Cape Coral canal homes, Fort Myers suburban

The most common mistake contractors make in the Naples market is treating a Collier County property and a Lee County property as the same job. The permit offices are different, the fee schedules are different, and the inspection process is different. Cape Coral is particularly distinct — it processes more building permits per year than most Florida counties, which means the office is experienced but the queue is long.

For coastal projects — anything within a few miles of the Gulf — we specify marine-grade stainless fasteners, moisture-resistant cabinet interiors, and coastal-rated exhaust fans as standard. These cost slightly more than inland spec. They are not optional in this climate. A kitchen installed with standard-grade hardware in a Marco Island condo shows rust and delamination within three years.
