Broward County · What homeowners need to know

Why waterproofing matters more in South Florida

Humidity levels in Broward County are among the highest in the continental US. What works in a dry climate bathroom — or what a fast handyman installs in 3 days — fails differently here.

Florida Humidity Demands Real Waterproofing

Standard bathroom tile backer board absorbs moisture over time in South Florida's high-humidity environment. Every shower we build uses waterproofing membranes — Schluter Kerdi, Wedi board, or liquid-applied systems — that prevent moisture from reaching the CBS wall behind the tile. The difference shows up in 5 years, not 5 months.

CBS Construction Anchoring

Hanging a heavy frameless mirror or a double vanity with stone top on CBS walls requires masonry anchors — not drywall toggles. We specify and install the correct anchors for every fixture we hang. We also document wall stud locations and CBS core fill patterns for every project so future work on your bathroom doesn't have to guess.

Permit Requirements

Bathroom remodels that move plumbing (relocating a toilet or shower drain), add electrical circuits (GFI outlets, exhaust fans with heaters), or alter structural walls require permits in Broward County. Cosmetic tile-over-tile work typically doesn't. We determine what requires a permit at the site visit and include permit cost in the written scope.

Tile Setting in Humid Climate

Large-format tile (24×24 and larger) has to be back-buttered and set in full mortar coverage to prevent hollow spots — which crack in Florida's seasonal temperature changes. We use the correct setting materials, modified thinset, and grout sealers designed for high-humidity environments. Not just whatever's on sale at the tile warehouse.

One Contractor, One Contract

Dariceli manages every bathroom project personally from first call to final caulk line. Plumbing, tile, electrical coordination, fixture installation — all under one GC contract. No tracking down four separate subs. No "the plumber didn't show up so now the tile is delayed." One number to call. Now active across Broward County.

Written Scope Before You Sign

The number one source of bathroom remodel disputes is a vague estimate. "Install tile shower" means something different to every contractor. Our written scope specifies waterproofing product, tile setting method, grout type, fixture models, and cleanup. You know exactly what you're getting before we start — and you have recourse if anything varies from scope.

What bathroom contractors navigate in Broward County

We bring the same waterproofing and permit expertise we built in Palm Beach County to Broward. Here is what shapes every bathroom project in this county.

Permit Authorities

  • Broward County Building Code Services: 1 N University Dr, Plantation — covers unincorporated areas
  • Fort Lauderdale Building Services at City Hall — separate jurisdiction
  • Hollywood Building Division — independent permit office
  • Coral Springs, Pembroke Pines, and Pompano Beach each operate independently

When You Need a Permit

  • Moving toilet or drain location: permit required
  • Adding or relocating electrical outlets (GFCI) or exhaust with heat: permit required
  • Adding a window or changing window size: permit required
  • Tile-over-existing-tile cosmetic refresh: typically no permit required
  • Vanity swap and fixture swap without plumbing relocation: typically no permit

What's Different Here

  • CBS construction universal — all CBS anchoring for heavy mirrors, vanities, shower systems
  • Humidity causes grout and caulk failure 2–3x faster than northern states without proper waterproofing
  • Higher concentration of condo and townhome bathrooms — different association approval requirements than single-family
  • Investment property bathrooms require special consideration for rental-grade durability and fast turnaround

Common Bathroom Projects

  • Tub-to-walk-in shower conversion — Fort Lauderdale, Plantation, Weston
  • Full gut and rebuild — primary suite bathrooms in Coral Springs and Davie
  • Investment property bathroom flip — multiple bathrooms, fast turnaround required
  • Condo bathroom renovation — Fort Lauderdale beach corridor, Hallandale Beach

The most common reason a South Florida bathroom remodel fails within 5 years is inadequate waterproofing. The contractor tiled over Durock or standard cement board without a membrane, the grout cracked from humidity cycling, and moisture got behind the tile into the CBS block. By the time the homeowner sees a problem, there's typically mold in the wall cavity and the tile has to come down to the studs anyway.

We built our waterproofing standard in Palm Beach County and apply the same discipline in Broward. Every bathroom we build specifies the membrane system by product name, and it's in your written scope before we start — whether the project is a single-family home in Weston or a condo renovation in Fort Lauderdale.

"Two previous contractors never mentioned waterproofing. Dariceli walked me through exactly what membrane they'd use and why. Two years later, no issues — the tile looks perfect and there's no mold behind the wall."

"I manage three rental properties in Boynton Beach. D&Co did all three bathrooms on back-to-back weeks, same quality every time. The cost was fair, the scope was detailed, and they cleaned up after themselves. That's all I ask for."
