City vs. County Permits

The City of Tampa operates its own Construction Services department — separate from Hillsborough County's Building Services. If your address is within Tampa city limits, permits go through the city. If you're in Brandon, Riverview, or unincorporated areas, it's the county. We confirm before applying.

Wood-Frame Housing Stock

South Tampa, Hyde Park, Seminole Heights, and Ybor City have significant wood-frame housing stock from the 1940s–1980s. These homes may have knob-and-tube electrical wiring, undersized panels, or subfloor damage from past flooding — all of which affect kitchen and bathroom remodel scope and cost. We identify these during the site visit.

Flood Zone Exposure
