Tampa Bay has high construction volume and dual jurisdiction — what you need to know before hiring a contractor.
The City of Tampa operates its own Construction Services department — separate from Hillsborough County's Building Services. If your address is within Tampa city limits, permits go through the city. If you're in Brandon, Riverview, or unincorporated areas, it's the county. We confirm before applying.
South Tampa, Hyde Park, Seminole Heights, and Ybor City have significant wood-frame housing stock from the 1940s–1980s. These homes may have knob-and-tube electrical wiring, undersized panels, or subfloor damage from past flooding — all of which affect kitchen and bathroom remodel scope and cost. We identify these during the site visit.
Hillsborough County has one of Florida's highest percentages of FEMA flood zone properties. Kitchen and bathroom remodels in homes with prior flood claims get additional scrutiny from insurers. We verify your flood zone status before scoping the project.
Tampa Bay's construction market is active. City of Tampa building inspections typically require 5–8 business days lead time during peak season. We build this into every project schedule — it won't come as a surprise mid-project.

A kitchen remodel in South Tampa (wood-frame, City of Tampa permit, potentially in a flood zone) is a fundamentally different project from a kitchen remodel in Brandon (CBS, Hillsborough County permit, no flood zone). The materials, the anchoring spec, the permit office, and the inspection schedule are all different.
We assess construction type and flood zone status at the site visit for every Tampa project. If you are in a FEMA AE zone, certain scope items — particularly anything involving the foundation or slab — require a licensed engineer to certify the work before the permit is approved. We identify that before you sign anything.
