Why Florida roofing is different from everywhere else

Florida's building code is among the strictest in the country for roofing — written in response to hurricanes Andrew, Irma, Ian, and Milton. What passes code in Georgia will fail inspection in Orange County.

Florida Building Code — High-Wind Zones

Orange County requires materials rated for high wind speed, specific nail patterns (4 nails per shingle minimum for 3-tab; 6 nails for architectural shingles in high-wind exposures), and a sealed roof deck. These aren't options — they're code requirements. Work that doesn't meet them fails inspection.

Permits Are Mandatory

A roofing permit is required for any re-roofing in Orange County or the City of Orlando — not optional. An inspector must view the nailing pattern before it's covered. Without a permit, you cannot sell your home without disclosing the unpermitted work, and your homeowner's insurance may not pay a claim. We pull and close the permit on every project — through whichever office has jurisdiction over your address.

Insurance Claims Assistance

We document storm damage clearly, photograph the affected areas before and during demo, and can work alongside your insurance adjuster's scope. We don't inflate the supplement with line items the adjuster never approved, and we don't start work on a claim until the scope is in writing. That's how you avoid the nightmare stories — especially common after major storms in Central Florida.

Deck Condition Matters

Orlando's humidity and afternoon storm cycles accelerate wood deck rot, especially around penetrations and at eaves. Florida code requires a sealed roof deck system — either peel-and-stick self-adhered underlayment or a combination with mechanically fastened synthetic underlayment — that provides a secondary water barrier.
