Naples / Collier County · What homeowners need to know

Why the license matters in a kitchen remodel

Naples and Collier County operate two separate building departments with their own permit processes. Kitchen remodels often touch plumbing, electrical, and structural — all require licensed contractors and permits, and knowing which office to file with matters.

Dual Jurisdiction: City vs. County

The City of Naples runs its own Building Department — separate from Collier County's Growth Management Community Development Department. A kitchen in North Naples or Golden Gate is unincorporated Collier County, not City of Naples, even though everyone calls the area "Naples." Marco Island runs a third, independent permit office. Submitting your permit to the wrong office costs you weeks. We confirm jurisdiction before we file anything.

Slab Plumbing Cuts

Moving a sink or adding an island with plumbing means cutting the concrete slab in most Collier County homes, especially in slab-on-grade construction common throughout Southwest Florida. This is almost never in a low-ball estimate from contractors who haven't reviewed your layout. Slab cuts run $900–$3,500 depending on scope. We identify this requirement at the site visit — before you sign anything.

Permits Required

Collier County Growth Management Community Development or City of Naples Building Department requires permits for any plumbing change, electrical panel work, or structural modification — all common in kitchen remodels. Permit fees run $300–$650 depending on jurisdiction. Without a permit, your homeowner's insurance may not cover a loss, and the work shows up as unpermitted on your title when you sell.

Electrical Updates

Modern kitchen codes require GFCI-protected circuits, dedicated circuits for appliances, and updated panel capacity for induction cooktops or double ovens. We coordinate licensed electricians under the GC permit — you don't manage separate contractors or separate permits.

One Point of Contact

Dariceli manages every kitchen project personally — not a call center, not a subcontractor who doesn't know your scope. One phone number, one contract, one person who knows your job from first call to final walkthrough. Now active across Naples and all of Collier County.

Developer Pricing on Materials

As a licensed GC and developer, we purchase cabinetry, countertop slabs, tile, and fixtures at contractor and developer rates. That cost difference goes back into your project. Your $25K goes further with us than with most kitchen contractors in Naples.

What kitchen contractors navigate in the Naples market

The Naples market spans three permit jurisdictions and one of the highest-end residential markets in Florida. Here is what shapes every kitchen project in this county.

Permit Authorities

  • Collier County Growth Management Community Development: 2800 N Horseshoe Dr — covers unincorporated areas
  • City of Naples Building Department: 295 Riverside Circle — separate jurisdiction
  • Marco Island — independent building department
  • North Naples and Golden Gate are unincorporated Collier County, not City of Naples

Kitchen Permit Fees & Timelines

  • Full kitchen remodel permit: $300–$650 depending on scope and jurisdiction
  • Separate electrical permit: $150–$400 for panel or circuit additions
  • Plumbing permit (slab cut or relocation): $200–$500
  • Collier County Growth Management: 3–5 weeks residential
  • City of Naples: 2–4 weeks with a complete submittal

What's Different in Naples Kitchens

  • Nearly all coastal and near-coastal homes are CBS construction, rated for high wind speed per Florida Building Code
  • Flood zone elevation requirements are strict near the water — Port Royal, Aqualane Shores, and Old Naples often require raised slab or elevated construction for any structural kitchen change
  • High-end finish expectations are the norm — natural stone, custom cabinetry, and premium appliance packages are the default in Port Royal, Park Shore, and Pelican Bay, not the upgrade
  • Golden Gate Estates lots are large and often on well/septic — kitchen plumbing changes can involve septic capacity review

Common Kitchen Projects

  • High-end full gut-and-rebuild — Port Royal, Aqualane Shores, Park Shore
  • Waterfront condo kitchen renovation — Pelican Bay, Naples Bay, downtown Naples high-rises
  • Cabinet and countertop refresh — Golden Gate, North Naples, East Naples
  • Seasonal / second-home kitchen update — Marco Island, Naples Park

The single most important thing to get right on a Naples kitchen project is the jurisdiction determination. A home in North Naples or Golden Gate is unincorporated Collier County — it does not go through the City of Naples building office even though locals call the whole area "Naples." Marco Island is a third, entirely separate jurisdiction. Submitting to the wrong office delays your project by weeks.

Kitchen permits in flood-zone areas near the water also require FEMA elevation certificate review in addition to the standard building, electrical, and plumbing departments. We know how Collier County's plan reviewers expect documentation and how the City of Naples's process differs, so your permit doesn't bounce back for a jurisdiction or paperwork error.

"The permit was pulled through the City of Naples, the inspections were scheduled, and we never had to call the office once. The kitchen came out exactly as planned — on time and on budget. That alone puts them above everyone else we've used."

"They told us upfront that our home in Port Royal needed a FEMA elevation review before the kitchen addition could move forward. Every other contractor glossed over it. Dariceli walked us through the whole process — no surprises."
