Sarasota's barrier islands — Siesta Key, Lido Key, and Longboat Key — add a layer of logistics that most contractors underestimate. Deliveries to Siesta Key during peak season require early morning scheduling. HOA access restrictions on Longboat Key mean contractor vehicles need pre-approval. And the jurisdictional split on Longboat Key — where the county line runs through the middle of the island — has sent more than one project to the wrong permit office.
The inland Sarasota market (North Port, Venice, Nokomis) is a different project profile entirely: newer CBS construction, county jurisdiction, and faster permit turnaround. We approach each area as its own market and scope accordingly.
