Orlando and Orange County operate two separate building departments with their own permit processes. Kitchen remodels often touch plumbing, electrical, and structural — all require licensed contractors and permits, and knowing which office to file with matters.

Dual Jurisdiction: City vs. County

The City of Orlando runs its own Building & Permit Services department — separate from Orange County's Building Division. A kitchen in Lake Nona or Dr. Phillips is unincorporated Orange County, not City of Orlando, even though everyone calls the area "Orlando." Submitting your permit to the wrong office costs you weeks. We confirm jurisdiction before we file anything.

Slab Plumbing Cuts

Moving a sink or adding an island with plumbing means cutting the concrete slab in most Orange County homes. This is almost never in a low-ball estimate from contractors who haven't reviewed your layout. Slab cuts run $900–$3,500 depending on scope.
