Roof replacement cost in Florida depends on three things: the material you choose, the size and pitch of your roof, and how much of the structure underneath needs repair before new material goes on. Statewide, homeowners are paying an average of roughly $25,000 for a full replacement on a standard 1,700–2,000 sq ft home — but the range beneath that average is wide, and material choice is the biggest lever.

Two contractors quoting the "same" shingle roof can differ by thousands depending on tear-off scope, deck repair allowances, underlayment type, and whether flashing and vents are being replaced or reused.

Reality

A quote that looks 20–30% cheaper is almost always missing something — usually deck replacement allowance, permit fees, or code-required wind uplift fastening. It shows up later as a change order or, worse, a failed inspection.

The line items that move your total the most: how many layers of old roofing need to be torn off (Florida code generally requires tear-off to the deck, not overlay, on full replacements), how much of the plywood deck is soft or delaminated and needs replacing, whether your home is in the High-Velocity Hurricane Zone (Broward and Miami-Dade counties, which require Miami-Dade NOA-rated products — not applicable to Palm Beach County, which follows standard Florida Product Approval), and roof complexity — hips, valleys, and dormers add labor regardless of material.

Financing and Timing the Cost

Two things can meaningfully reduce your real out-of-pocket cost: filing for available wind mitigation insurance credits after the new roof is installed (see our dedicated guide), and checking eligibility for the My Safe Florida Home program if your project includes roof-deck attachment or roof-to-wall reinforcement work — the state will reimburse a portion of costs, including full roof covering replacement if the covering has to come off to complete the mitigation work.
