The Legal Basis
Under Florida law, an HOA has the authority to regulate exterior paint color, provided that authority is written into the association's governing documents (CC&Rs). This is standard in the vast majority of Florida HOA and condo communities, so assume your association has this authority unless you've confirmed otherwise.
What's Typically Regulated
HOAs commonly regulate more than just the main body color — trim, shutters, front doors, garage doors, accent colors, and even paint sheen level can all fall under architectural review, usually from a published, pre-approved color palette.
What You'll Need to Submit
- Body, trim, door, and accent colors, with manufacturer name and specific color codes
- Sheen level for each surface
- LRV (light reflectance value), if your association requires it
- Photos or physical samples, and a clear description of where each color applies
Plan for 30-45 days before scheduling your exterior painting, to allow for architectural review board (ARB/ARC) processing time.
