The Realistic Range
Most garage conversions in Florida run 8-14 weeks total, split roughly between permit review and actual construction. Projects requiring HVHZ structural engineering (Miami-Dade, Broward) or flood zone documentation tend to land on the longer end of that range.
Week-by-Week Breakdown
| Phase | Typical Duration |
|---|---|
| Design & permit package prep | 1–2 weeks |
| Permit review & approval | 2–4 weeks (longer in HVHZ counties) |
| Framing, electrical, HVAC rough-in | 2–3 weeks |
| Insulation, drywall, finishes | 3–4 weeks |
| Final inspections & close-out | 1–2 weeks |
What Extends the Timeline
The two biggest timeline risks are an incomplete permit submission (see our Permit Requirements guide) and discovering a flood zone or structural issue mid-project that wasn't caught during design (see our Flood Zone guide). Both are avoidable with the right upfront review.
"The projects that run long almost always had a permit or flood zone surprise mid-build. The ones that stay on schedule had all of that checked before we ever picked up a hammer."
